Fairway Ridge Water Association

Annual Meeting

August 7, 2021

The annual meeting of the Fairway Ridge Water Association was held at Wilkes Community College on August 7, 2021. The meeting was called to order at 9:00 a.m. by Jeff Dreyer, Chairman.

​

A quorum was present in person and by proxy.

​

Jeff Dreyer, Chairman, welcomed all the members and thanked Chris Robinson for hosting the meeting at the College. Chris had facilitated a virtual view of the meeting through the Microsoft Team website, making it possible for more members to take part.

​

Jeff asked those present to introduce themselves to the group.

​

Linda Greene read the minutes from 2020. Beth Keever made a motion to accept the minutes, seconded by Brian Sheldon. A vote was taken and the minutes were approved.

​

Margi Ludwig, Treasurer, presented the 2021/2022 Budget. She informed the members the water dues for the coming year will remain the same:

Developed lots- $350. 

Undeveloped lots- $175.

​

The budget will stay the same with a few minor adjustments. Fees were collected for late dues payments, which offset a lower interest amount accrued. Expenses for water testing fluctuate, because some tests are required yearly and others every two years.

​

Margi explained that in Phase VII of the community, a fund was established: the Capital Infrastructure Reserve. As lots 73-110 are developed, a fee of $1,200 will be assessed to connect to the fire hydrant system. This past year that amount was added to the community's income from the completion of a home on Fairway Oaks Dr.

A motion was made by Linda Dreyer to accept the Budget as presented, seconded by Dan McMillan. A vote was taken and the motion carried.

​

Philip Shepherd, Water Operator, addressed the members. He passed a booklet for the members to read which he had received from Southern Corrosion, the company responsible for maintenance of our water tank. The booklet gives general information regarding the condition of the tank, which was installed in 1998. The tank is scheduled for painting in Spring 2022. A temporary tank will be brought in at that time and members will receive a notice in order to conserve water while the main tank is out of service.

Philip reported our water quality is great. The annual Consumer Report is available on the website: fairwayridgepoa.com

Pricing to replace pumps continue to rise. A few years ago the costs ranged from $6,000 to $10,000; they now cost over $10,000. As of now we do not need to replace any pumps, but as the system ages it will at some point be necessary.  There are monitoring systems available to alert us if there is a pump leak. The alerts, which also message when the water level gets low in the tank, are transmitted by phone, allowing the water operator to check the status remotely. Philip reminded the members that there will be a time when there will be a new water operator who might not live in the community and would not be available to check the pumps and tank manually as he does now (several times a day when necessary.) Philip will continue to research the monitoring systems and inform the members when he finds a suitable system.

He reminded all residents to keep the area around their exterior water shut off valve visible, clear of debris, mulch and plants. As in the past, it is suggested residents install a second shut off valve, allowing you to turn off your water at the street at any time.

As water operator, Philip has offered his services at the same fee as last year.

​

A member had contacted Philip to inform him she noticed a chlorine taste to her water. Since right now Philip does not live in the community, he had not noticed it himself. He suggested that if anyone has a concern to please call him-336-977-2863. Philip keeps the chlorine level as low as possible, while staying within the range allowed.

Jeff asked the members to pause for a moment to remember the community members who passed away this year...Steven Hardin, Ray Dixon, Merle Robinson.

The Slate was put to a vote and the members approved.

Being no further business the meeting was adjourned at 9:40 a.m.
